Discover connected London living with Way of Life in Tottenham Hale
- 21st Sept 26
The Sessile and The Gessner offer professionally managed Build to Rent homes, green spaces and a lively local community.
Could you live somewhere with quick connections into central London, open green spaces nearby and coffee, food and fitness activities happening just outside your front door?
For Love to Rent Week, our Regional Pride series is exploring the places behind the developments and showing how Build to Rent can offer a different way to live across the UK. This time, we are visiting Tottenham Hale in north London, where Way of Life operates two Build to Rent communities: The Sessile and The Gessner.
Why has Way of Life chosen Tottenham Hale?
Tottenham Hale offers a combination that can sometimes feel difficult to find in London - quick transport connections, open green spaces and a growing collection of independent businesses, cultural venues and community activities. The Sessile and The Gessner are around a six-minute walk from Tottenham Hale station, where residents can access the Victoria line and National Rail services.
Typical journey times from Tottenham Hale station include:
King’s Cross in approximately 11 minutes
Oxford Circus in approximately 15 minutes
Liverpool Street in approximately 15 minutes
Stansted Airport in approximately 35 minutes
Journey times can vary, but these connections make the area an attractive option for people working across London, travelling regularly or simply wanting to explore more of the capital.
One resident reviewed, initially thought Tottenham Hale looked quite far out on the map. After moving to The Gessner, she was surprised by how quickly she could reach central London and has since become a self-confessed Victoria line fan. She also values having rail and coach connections nearby, particularly when travelling to Stansted Airport.
What is Build to Rent with Way of Life?
Build to Rent homes are created specifically for renters and professionally managed by one operator. At The Sessile and The Gessner, Way of Life manages the buildings, shared spaces and resident experience. This means residents have a professional team to contact and facilities designed to support their everyday lives.
The Sessile offers one, two and three-bedroom apartments, while The Gessner includes studios and one, two and three-bedroom homes. Furnished and unfurnished options are available, and both Way of Life developments are pet-friendly.
Green space within easy reach
Living in London does not have to mean giving up access to nature. Down Lane Park is next to the Way of Life developments and includes tennis, basketball and football facilities. Walthamstow Wetlands and the nearby reservoirs also provide space for walking, enjoying the views and taking a break from the pace of the city.
Lotta says the walks around the wetlands and reservoirs have become one of the things she particularly enjoys about living locally. These green spaces can be valuable for many different residents, from families looking for outdoor space to runners, dog owners and anyone who enjoys a peaceful weekend walk.
What could a Way of Life weekend look like?
One of the best ways to understand an area is to imagine how you might spend a weekend there. At Way of Life’s The Gessner and The Sessile, residents do not necessarily need to travel far to find something happening.
Friday can begin with food trucks in The Gessner courtyard. On Saturday morning, residents can pick up freshly baked goods from the Be More Shirley pop-up microbakery, grab a flat white from Dear Coco and join the Mafia Moves Run Club. Be More Shirley opens from 9am every Saturday and serves freshly baked goods until they sell out, making it a genuine local hidden gem worth getting up for. Way of Life also offers complimentary fitness classes, while The Sessile has its own yoga studio.
Residents looking to explore more of the neighbourhood can visit places including Mother Kelly’s Tap Room, Hotpod Yoga and the Ferry Boat Inn. Tottenham Hotspur Stadium, Drumsheds, the Blackhorse Beer Mile and Westfield Stratford provide further options for sport, music, shopping and socialising.
Supporting independent businesses and local organisations
Way of Life works with businesses and organisations that help give the neighbourhood its own personality. The ground-floor lounge at The Gessner connects with Dear Coco and is open to the public. This helps the building feel part of the wider area rather than somewhere closed off from it.
The Gessner is also home to Mafia Moves, a social enterprise combining running, wellbeing and community. Be More Shirley brings its pop-up bakery to the development every Saturday, while regular food trucks provide another reason for residents and local people to come together.
These partnerships provide enjoyable experiences for residents while giving independent businesses and community organisations opportunities to connect with new audiences.
More than an apartment
At both Way of Life developments, residents have their own private home alongside shared spaces intended to make everyday life easier. For working professionals, co-working lounges and complimentary Wi-Fi provide an alternative to working from the kitchen table. For residents interested in health and wellbeing, facilities include 24-hour gyms, complimentary fitness classes and personal training. The Sessile also has its own yoga studio. Families can benefit from spacious apartment choices, nearby green space and local schools, while regular events and fitness classes give residents opportunities to meet their neighbours. There is no pressure to take part. Residents can enjoy the privacy of their own home while choosing when they want to use the shared spaces or join an activity.
As Laura, a resident at The Gessner, explains: “The Gessner has a real community feel, from weekend run clubs and Friday food trucks to having an actual coffee shop downstairs.”

Tottenham Hale forms part of the London Borough of Haringey, which has been named London Borough of Culture for 2027. Under the theme Rebel Borough, the programme will celebrate Haringey’s people, creativity, heritage and independent spirit, supported by a £1 million grant. For people considering a move to one of Way of Life’s Tottenham Hale communities, it provides another reason to be excited about what is happening locally.
Could a Way of Life home in Tottenham Hale be right for you?
Some people will be attracted by the quick Victoria line connection, while others may be drawn to the green spaces, independent businesses or the possibility of having a run club, bakery and coffee shop close to home. What makes the area particularly interesting is the combination. Residents can remain connected to central London while building an everyday life within their own neighbourhood.
The Sessile and The Gessner demonstrate how Way of Life’s approach to Build to Rent can offer much more than an apartment. Its professionally managed homes combine useful shared spaces, resident services and activities that help people connect with the surrounding community.
That is what Regional Pride during Love to Rent Week is all about, celebrating distinctive neighbourhoods and helping renters discover homes, communities and lifestyles they may not previously have considered.
